Wonderful south facing semi-detached villa on three levels (approx. 270 m²) featuring a private garden with paved walkways and internal parking (approx. 200 m²), with incredible natural light located in a residential area of Montecatini Terme (Tuscany, Italy), just around the corner from a mix of bars, restaurants and shops and perfectly positioned to benefit from the beautiful town park as well as the enchanting liberty-style Tettuccio Spa facilities. Montecatini Terme is not an area at risk of hearthquakes.
The villa is located on a beautiful and quiet street in Montecatini Terme, within easy reach of the superb local amenities of Montecatini Alto (10 minutes by car), Pistoia (15 minutes by car or train), Lucca (20 minutes by car or train) and Florence (35 minutes by car, 50 minutes by train).
The villa is perfectly positioned to benefit from all of Montecatini Terme’s exquisite shops, thermal establishments (Terme Tettuccio, Tamerici and Regina), cinemas and theatres where a lot of classical music concerts are held in the summer (the property is 3 minutes driving from the town’s center, or 10 minutes walking). The pleasant Mediterranean beaches are just 30 minutes away by car. Montecatini Terme is located between Lucca and Pistoia in the beautiful Val di Nievole and it is the largest and most famous of Tuscany’s Spa towns. It is connected by train with Pisa airport and by bus with Florence airport.
The property has a private garden with plants and trees, hedges along the fence line, a beautiful pomegranate tree, an olive tree, a pinus nigra, etc. There are paved walkways all around the garden, two decorative iron gates and a decorative iron fence that runs all along the perimeter of the property. There is a large parking space paved with setts (granite paving blocks) at the front of the property (the garden and parking space are approx 195 m²).
The house has four bathrooms, three bedrooms, two front rooms, two kitchens, a living room, a reception room, a tavern style room/game room with a large brick fire place, a big room used as a library (or 4th bedroom), an oil boiler/laundry room, a storage room, and a large attic normally used to storage things.
The property has very high ceilings and tall windows which bring more light into the building: the ceilings are 3 meters high on the first and second floor, and 2 meters and 50 cm high on the ground floor.
An important thing to know is that the square footage granted for the construction had not been fully exploited, and therefore there is the possibility to build for at least another 50 sq.m. approx, if desired.
The ground floor features a kitchen, a tavern-style/game room (that has direct access to the garden) with a large brick fireplace, a boiler/laundry/drying room, a bathroom, a storage room, a large room used as a library (which can be used as the 4th bedroom), and a front room near the entrance which connects you to the external area paved with setts.
The first floor boasts a large front room with access to a covered veranda overlooking the paved area in front of the house, a big reception room, a living room with a balcony providing direct access to the garden, a separate kitchen, and a bathroom. The property has a covered terrace in one of the master bedrooms on the second floor which overlooks the garden, an uncovered balcony in the living room on the first floor leading to the garden, and a covered veranda at the front of the house where the main entrance is located.
A beautiful wooden staircase leads to the second floor where there are three master bedrooms, two bathrooms (one very large with a bathtub and another with a shower.) All of the bathrooms in the house have a bidet. A retractable metal staircase leads to a large attic, normally used for storage (this is not included in the square meters).
The house has wood floors throughout the first floor and second floors (with the exception of the living room and kitchen). The ground floor and all four bathrooms have majolica tile floors.
Although in good condition, the villa needs some upgrading
