The complex consists of two large villas with a total of 1.700 m² of surface several annexes and agricultural buildings, and about 30 ha of land. It is located in a fantastic position, looking into the plain of Pisa and the surrounding mountains.
The main villa has about 1.137 m². It really consists of four connected buildings grouped around a beautiful inner court yard.
All the buildings are two floors high with the lower floor housing the restaurant and bar, the kitchen, storage rooms and restrooms as well as the kitchen currently used as cooking school.
Further, there is a nice lounge which is used as lobby, a reception and a bedroom with handicapped access and facilities.
On the other side of the court yard, there are two more bedrooms as well as a storeroom with the winemaking equipment, the press, the fermentation tanks and a bottling plant.
The cellars for aging the wine are in a different section of this building.
On the first floor, there is a lounge in the old section and a total of 12 bedrooms each with their own ample bathrooms.There are two further bedrooms which do not have the ceiling height to be used as proper guestrooms. They are used for staff.
The second villa is connected to the first one by underground tunnels and the cellar for aging the wine.
This villa is built on three levels and has about 567 m².
The ground level hosts the manager’s apartment, but could be converted into three bedrooms with access to the gardens.
The other two floors have a total of 10 bedrooms each with their own bathrooms. Every three of rooms share one separate entrance and could also be rented out as one unit with three bedrooms.
There is a beautiful large pool about 100 m from the main villa on a lower level.
On a clear day, you have a view over garden, the vineyards and in the distance the Monte Pisani and the Apuan Alps.
At the pool, there is a large sundeck and a gazebo with a pizza oven.
Between the pool and the main villa, there is another building which houses a gym and technical rooms.
Further away from the pool are the agricultural buildings. They house the machinery and tools to work the vineyards.
A project has been submitted (now it is expired) to enlarge these buildings and to build a new wine cellar. In front of the main villa, there is another courtyard with gravel. Under large trees, two more pavilions can be found and invite for lounging on a nice evening overlooking the countryside.
The hotel was operated as a cooking school by an Italian cook who is famous in America for his TV shows. He brought all of his clientele from there. He is now back in US.
The approx. 30 ha of agricultural land is composed of about 6ha of vineyard, not in production, and the rest wood and arable land.
